It has nothing to do with history, English Literature or understanding why Maya Angelous caged bird sings. Its how to recognize and get out of an abusive relationship. Perhaps he only hits you when hes angry. Maybe he doesnt hit you at all. Instead he calls you names, tells you that youre nothing without him and tries to control every move you make. Or maybe he doesnt do any of these things but theres a little voice inside your head telling you that YOURE TREADING ON DEADLY GROUND. You cant quite put your finger on it. Youre not entirely sure how to explain it. But you know beyond a shadow of a doubt that theres something horribly wrong going on. Youre too afraid to ask for help, but too afraid not to. Paralyzed by fear and blinded by love you dont know which way to turn or how to set yourself free.If this is happening to you, then you are in an abusive relationship. Physical abuse usually becomes more violent as the relationship progresses. The longer you stay the worse the beatings get. Physical abuse is used to scare you, restrain you and control you. Hitting is not an act of love. It is an act of violence. Sexual Abuse Sexual abuse occurs when you are forced, intimidated, manipulated or coerced into participating in a sexual act which can include intercourse, oral sex, fondling or any other type of sexual act. Perhaps he didnt force you to have sex but he coerced , intimidated or manipulated you into having sex. Thats still sexual abuse and it is not your fault. Maybe he threatened to leave you or spread rumors about you if you didnt have sex with him. If he did then you were coerced. And you dont have to take it. What Are Warning Signs That Will Tell You If Your Boyfriend Has The Potential To Be An Abuser? The reason so many young women get trapped in abusive relationships is because they dont know what the early warning signs are. Answer these questions and find out if your boyfriend has the potential to be an abuser. Is your boyfriend jealous and possessive? Does he try to tell you who to talk to and who you should be friends with? Does he become angry and agitated the moment you talk to another guy? Does he constantly accuse you of flirting with other guys or cheating on him? Does he tell you what to wear? Has he ever called you out of your name? Does he try to make you feel guilty if you cannot see him? Does he ask you your whereabouts whenever hes unable to reach you? Does he try to isolate you from your friends and family? Does he have a violent temper? Have you ever seen him call another female out of her name? Do you find yourself apologizing to your friends for your boyfriends remarks or behaviors? Does he threaten to leave you if you dont do what he wants? Does he insist on seeing you during all of your free time? Do you feel you have to ask him permission before you make a decision? Does he spy on you or call you constantly to see what you are doing? If you answered yes to any of these questions then your boyfriend has the potential to be an abuser. Pay attention to the warning signs and listen to your intuition. If you think that you may be in danger then leave before its too late. Talk your feelings through with someone you trust and listen to what your intuition is telling you to do. Dont make excuses and dont try to talk yourself out of your feelings. Are You In An Abusive Relationship? Many young women do not realize that their relationship is abusive because their boyfriends behave like Dr. Jeckle and Mr. Hyde. One day he is loving and attentive the next day he is violent and enraged. Abusive relationships become more violent over time. Usually an abuser doesnt start hitting his girlfriend until he feels comfortable in the relationship or she tries to leave him. For your own safety and well-being you need to know if your relationship is abusive. You may have even noticed that there is a predictable pattern to your relationship. Your boyfriends moods and behavior may go back and forth in a cycle. This is known as the cycle of violence. Ill explain this cycle as we go along. To figure out if you are in an abusive relationship ask yourself these questions. Are you afraid of, or intimidated by your boyfriend? Have you ever lied to your friends and family to cover up your boyfriends behavior? Are you afraid to make new friends, because you dont want to upset your boyfriend? Has your boyfriend ever pressured you to do something that made you feel dirty or uncomfortable? Has your boyfriend ever put you down, ridiculed you or hurt you in any way? Does he slap, shove, kick, shake, pull your hair or throw things at you? Has he ever threatened you? Has he ever pulled a weapon out on you? Do you not see friends and family because of his jealousy? Do you feel like you have to walk on eggshells in order to keep him happy? Have you been secretive or afraid to tell others about your boyfriend? Does he drink, use drugs then becomes violent? Does he follow you or constantly make you check in with him? Has he ever threatened to hurt you, someone you love, or himself if you leave him? If you answered yes to any of these questions then you are in an abusive relationship. You may think its no big deal. But it is, because it will only get worse. The reason it is so difficult to end an abusive relationship is because an abuser is not always behaving abusively. This is the cycle of violence that I referred to earlier. Barrie Levy author of, In Love and In Danger: A Teens Guide to Breaking Free of Abusive Relationships, says that every abusive relationship goes through a three-tier cycle. Stage 1. The Tension Building Stage This is the stage where the tension begins to build. You boyfriend becomes more irritable, agitated and explosive. He blows up over little things, lashes out and is extremely critical of you. You feel like you have to walk on eggshells or stay out of his way in order to keep him calm. The tension is so thick you can cut it with a knife. Stage 2. The Explosion Stage This is the stage where your boyfriend strikes out either physically or verbally. He calls you names, throws things at you or assaults you. The longer you stay together the worse the explosions become. Perhaps this time it was a shove or a slap, maybe next time it will be a punch, a kick, or a visit to the emergency room. Stage 3. Honeymoon Stage This is the stage where he tells you how sorry he is and swears that it will never happen again. This is what keeps the two of you together. He promises to control his temper. You promise not to upset him. He buys you flowers and candy or writes you passionate love letters. He tells you how much he loves you and that you are the center of his universe. You both make excuses. And you take him back hoping he really means it this time. What Can You Do If You Are Being Abused? If you are in an abusive relationship seek help and get out. Talk to someone who can help a counselor, a teacher, your family, a minister or a trusted friend. You do not have to go through this experience alone. Youve already taken the first step by reading this chapter. You can begin helping yourself by recognizing that you are lovable, capable and worthwhile and you have the power to heal from this experience. You may feel ashamed, afraid, alone or even depressed but you can move past this and come out stronger. What you need most is time and support to heal. You deserve to be safe. You deserve love that is not violent or abusive. You deserve to go to bed at night not feeling afraid. Here are some things that you can do to be safe. Take The Abuse Seriously Dating violence is serious business. Youve got to take your situation seriously if you want the abuse to stop. Insist that your boyfriend go for counseling to get the help he needs. If you are not ready then at least take a time out period from your relationship until he completes an anger management or counseling program. If he refuses then you must leave for good. Talk to Someone Tell someone what is happening. Talk to your family or a trained professional who can help you work through your feelings. You need support to figure out what to do. Talking to your friends can help you get your feelings out but you need the support of your family along with a professional to get through this. If you have been in an abusive relationship for a while, friends and family may already suspect what is going on. They want to help but they may not know how. Keep talking until you find someone who can help you feel safe. Develop A Safety Plan If you think that your boyfriend will become violent when you try to cool things off or leave him plan for your safety. Think about whatever you can do not to be alone with him or in the same vicinity. Arrange for friends and family to meet you after school or work. Walk to and from classes with other people. Let your family, roommates or answering machine screen your calls. If you are going out, make sure that someone knows where you are how to contact you, and what time you are coming back. Domestic violence is a serious matter and its also against the law. Join a Support Group Sometimes it helps to talk to other people who are going through the same situation as you. A support group is a safe place to share your experiences, listen to the experiences of others and figure out how to handle problems when they arise. You dont have to worry about feeling stupid or being judged because everyone in the group is going through a similar situation. To find a support group in your area speak to a counselor at school, a friend or call one of the hotlines listed in the resource section of this book and ask for a listing of places to go for help. Do positive things that boost your self-esteem Spend time with old friends and start making new ones. The simple task of keeping yourself busy will do wonders for your self-esteem. Join a community service project. You will be amazed at how much better youll feel when youre doing good deeds and helping others. Not to mention the great new friends you will make. Take a workshop. Read a good book. Listen to music no sad songs. Fix up your bedroom. Make a gift basket for a friend or family member who you havent seen for a while. The more you get out, the more youll realize how much fun life can be without him. Building a healthy relationship takes work and emotional maturity In a healthy relationship you are not afraid of your boyfriend. When one of you gets angry you find a healthy way to resolve the situation. You are able to spend time alone and do things together. You do not feel pressured to have sex. You feel appreciated and cared for.The bottom line is dangerous love can turn into deadly obsession. And there is no good reason to subject yourself to that. While it may be frightening to leave a violent relationship its far more dangerous to stay. You deserve to be treated with love and respect. You deserve to be safe. By Janet Nugent If you’re doing your family’s genealogy, you’re probably familiar with the charts and the family trees, fan charts, lineage charts, etc., with all the names and dates of your ancestors. Your charts may go back 5, 10 or 15 generations, with all the documented dates of birth, marriage, death. But how much do you really know about those people? Try to add a little “color” to your ancestors, by giving a fuller picture of each person. Do you have any photos of them, any of their belongings, or stories about them? Granted, the longer they have been gone, the less chance you have of finding any of their things. However, you can try to document as many of the more recent ones as possible. Photographs are good to show us what they looked like. If you’re lucky enough to find photos of someone from childhood through adulthood, you will have a pretty good idea of what they looked like, as well as possibly what other members of the family looked like. You may get an inkling of their income level from the clothes they wore or other items in the picture. Remember, though, that they very well could be dressed in their best clothes, whether for the photo, or because of the occasion. If the photo was taken by a professional photographer, any other items in the photo may very well be the photographer’s props. Diaries, journals and letters can give a good insight into what was important to the person writing them. They may also speak of other family members and relatives, as well as friends. This may help you to better piece the family together, or even locate them in census records, since oftentimes family members and neighbors would move to a new area together or join family and friends who migrated earlier. Books that a person owned (or even wrote) may tell you what his interests were, or how well-educated he was, be it formal education or not. Any stories or poems they wrote would reflect their interests and feelings. Cook books may have been hand-written, in which case they might have been that cook’s favorites, or family favorites written for a new bride. Or printed cookbooks with notes written in, or pages marked, might also be an indication of well-used recipes. Tools might tell you more about a persons occupation, or merely a hobby. You may have to do some detective work to find out what unusual-looking tools were and how they were used. Textiles and needlework may reflect the interests of the women in the family. There are many different types of needlework that are used by someone at any time. However, there are some forms that were more prominent during a particular time period. Quilts, comforters, embroidered sheets and pillowcases, tatted collars, needlework samplers, Berlin work, lace making, tambour work, trapunto, all had their periods of popularity. Identifying what type of work it was may help narrow down the time period in which it was made, which, in turn, may narrow down the women who might have made it. Sometimes there are items passed down through the family. They may be furniture pieces, clocks, a special vase, china sets, family Bible, military ribbons, quilts, wedding or christening gown, jewelry, or any number of things. It’s important that the stories that come with these items are recorded and preserved. Don’t forget to document the stories. Write down the ones you recall hearing years ago. (Double-check for accuracy with other family members.) You might even do some oral history, sitting down with older family members and recording their memories of family, growing up, school, church, jobs, etc. Wouldn’t it be interesting to find out that that serious-looking man in the photo was your great-grandfather, and that he actually had a sense of humor and loved jokes? Do you have a garage, attic, or basement full of unused or unwanted items that you “might need” someday but that day never arrives? Are you in need of extra cash to finance an unexpected expense or make a special purchase? A yard sale might just be the answer that will solve both problems at one time. Yard sales have certain requirements in order to be successful. Many yard sales do not realize their full potential because the host has neglected to follow a few simple rules that will ensure success. Here are 10 tips that will boost your sales and draw more people to view your wares. Before the day of the Sale: 1. Decide why you are hosting this sale. If you are attempting to get rid of items you no longer want or need, set your prices low so the merchandise moves quickly. If you need the money, set prices a bit higher to meet your objectives. In any case, try to give your customers a good deal so they don’ think you are overpricing your wares. 2. Start early. But I’d put weight loss up against any of them for what has to be the most time wasting and even the most dangerous myths out there. There is a ton of free advice seen in the media these days and if it is taken seriously, can really set you back on your weight loss endeavours. This can lead to the kind of frustration that makes people think they are “destined to remain fat for the rest of their life”. Effective weight loss is the total amount of calories burned during the day, not how or why they were burned. It doesn’t matter if it is night or morning, so exercise early in the day has no advantage to exercise later in the day. Studies show that increased metabolism induced by anaerobic exercise is actually less after a large meal. Which probably means that more energy is being used for digestion than what is being used to repair muscle. More exercise is better. Every exercise session is beneficial to each individual, however more is not always better. It depends on what is trying to be achieved. There is a level and frequency required to achieve results. After this level is reached, additional exercise can have the opposite effect, not allowing the body to recuperate and adapt to the stress induced by the exercise, which can be detrimental to your results. After stopping exercise muscle will turn to fat. This in not possible, Muscle and fat are two different types of tissues in the body and you cannot convert one into the other. This is like trying to turn water into oil. If you stop training, the muscles will shrink in size but they will not disappear. The more calories taken in that are not burned off will be deposited as fat. If you’re not sweating, you’re not working hard enough. Sweating is the body’s way of cooling itself down. Many factors contribute to body temperature, including room temperature, types of exercise done, body-fat levels, clothing, and exercise intensity. The intensity for exercise can’t be judged by the amount you sweat. A well-trained person will often sweat a lot because their body can more efficiently regulate heat. Taking sugar before exercise raises energy levels. Ingestion of sugar will lead to a rapid rise in blood sugar levels. This rapid rise stimulates a release of insulin, which quickly removes the excess sugar from the blood system, often causing your blood sugar levels to drop, sometimes below the level that it started at, leading to faster exhaustion. Gaining weight is just a part of getting older. Getting older is not an excuse for gaining weight! As we age and begin a more sedentary lifestyle we start to lose muscle mass. The efficiency of your metabolism is directly linked to how much muscle you have on your body. The most efficient way of maintaining your body’s muscle mass and keeping your metabolism from dropping is by doing a high intensity strength-training workout once a week. If it’s fat free I can have as much as I want. Unfortunately fat free doesn’t mean calorie free. The word fat free is misleading because if you overeat on anything, even fat free foods and you don’t burn off those calories; your body will store the excess as fat. Don’t drink water when you exercise or you will get cramps. By drinking litres of icy cold water in one go while exercising you will probably suffer from cramps. This is why it is important to drink water continuously before, during and after exercising to replace the fluid you’ve lost and avoid any discomfort. By not having a personal trainer I wont make gains. Hiring a personal trainer is one way you can use to reach your goals, but you are an adult capable of making decisions and setting your own goals once you have the knowledge of how to go about it. Following a good exercise program and eating plan does not require someone standing over you and telling you how to do it. By exercising my abs I will lose my potbelly. Exercising your abdominals will help to tone and firm the abdominal region, but it will not reduce fat deposits that are responsible for a potbelly. There are five main terms of a mortgage: the loan amount, the interest rate charged, the fees charged, the length of time before the mortgage is due, and the payment schedule. One of the ways they profit from lending to you is through the interest they charge against the amount you borrow. Interest Rate: An interest rate is a percentage charged to the balance of your loan. Lenders are willing to lend you money because, by doing so, they make a profit. Index: An index is a moving, economic indicator that an interest rate is tied to. Most indexes are tied to U.S. Treasury securities. If the index goes up, so does the interest rate. Margin: A margin is a premium that lenders usually add to the index to determine the interest rate for your loan. Rate cap: A rate cap limits the amount the interest rate can increase. Most ARMs have two types of rate caps: periodic and aggregate. A periodic rate cap limits the amount the rate can increase at any one time. An aggregate rate cap limits the amount the rate can increase over the entire life of the loan. Payment cap: A payment cap protects the borrower from unaffordable individual payments. The payment cap sets a maximum amount for payments. If the rate increases but the payment cap prevents the borrower’s payment from increasing accordingly, the rate could result in negative amortization. Adjustment period: An adjustment period establishes how often the rate may be changed. For example, the adjustment period may be monthly, quarterly or annually. Conversion option: A conversion option permits the borrower to convert from an adjustable-rate mortgage to a fixed-rate loan at certain intervals during the life of the loan. An interest rate for an adjustable rate mortgage typically starts off significantly lower than a fixed rate mortgage. Because of this, an ARM can be a great way to finance a short-hold property. Adjustable rates and fixed rates can be combined when obtaining a mortgage. You can take out a mortgage that is fixed for part of the loan term and adjustable for the rest. The shorter the loan term is at a fixed interest rate, the lower the interest rate is to begin with. There are other factors that may increase the interest rate a loan officer quotes you from the par rate. The par rate is the going rate that all lenders are offering for a specific type of loan. If one loan officer quotes you a higher rate than another for the same loan, then he has increased your rate in order to make a larger commission. The interest rate that your loan officer quotes you is negotiable down to the par rate. Be sure to find out what the par rate is so you have a point of reference. This one point could potentially save you thousands by reducing your interest rate. However, there are increases to the interest rate that are required by the lender if the borrower is going on stated income, the property is non-owner occupied, the property has more than one unit or if the borrower’s credit posed a greater risk to the lender. Your loan officer is unable to negotiate these increases down. Most mortgage and deed-of-trust loans are amortized loans. That is, they are paid off slowly, over time, in equal payments. Regular periodic payments are made over a term of years and are referred to as a payment schedule.: An amortized loan payment partially pays off both principal and interest. Each payment is applied first to the interest owed; the balance of the payment is then applied to the principal amount. At the end of the loan term, if payments were made as scheduled, the entire loan balance and interest will have been paid in full unless a negative amortization was used. An amortization chart can tell you what your monthly payments would be for a certain loan amount, with a certain interest rate, for a certain length of term. You don’t want to call your lender to find out what the mortgage payment would be for every property you are analyzing. Get familiar with how to use an amortization table. You should purchase a small pocket book amortization table, available at most book stores, so that you will have it accessible at all times. A negative amortization occurs when the payment requirement is not large enough to cover all of the interest that has accrued. Instead of the loan balance decreasing, it increases. These loans are not highly recommended by our investors. They are usually used when a borrower is unable to qualify for the mortgage payments of a typical amortized mortgage. The lender will use a negative amortization loan to decrease the borrower’s payments and get them qualified. A straight loan or term loan, more commonly referred to as an interest-only loan, essentially divides the loan into two amounts to be paid off separately. The borrower makes periodic payments, usually monthly, of only interest followed by the payment of the principal in full at the end of the term. If you are not knocking down any of the principal and you end up having to pay one lump sum the amount you started with at the end of the term then how could this form of loan payment benefit anyone? Interest-only loans can greatly benefit the right person and the right investment. You can usually get a significantly lower interest rate with this type of loan. Due to the lower rate and the payments reduced to only the interest, your monthly payments are significantly less than an amortized loan or other payment plans. This can greatly increase an investor’s cash flow on a property. True, you are not gaining equity by knocking off principal each month, but you may still be gaining equity due to appreciation. As for the enormous balance due at the end of the term, you don’t need to have that ready in your bank account; you can pay it off with a new loan by refinancing your property. There are times that this loan will not benefit you.
